Air Conditioning Inspection Mandatory Legal Requirements

An air conditioning inspection or TM 44 is a requirement from the Energy Performance of Buildings Directive (EPBD), which requires regular inspections of air conditioning installations.

These inspections are in addition to the scheduled inspections required to meet Statutory and duty of care obligations.

The primary aim of the legislation is to inform building owners and managers of the condition of the building cooling system and identify opportunities, improve efficiency and to save energy and cut costs.

When are Air Conditioning inspections required? And what are the deadlines?

• First inspection of all existing systems over 250 kW cooling capacity must be completed by 4th January 2009.
• First inspection of all existing systems over 12 kW must be completed by 4th January 2011.
• New systems over 12 kW installed after January 2008 must be inspected within 5 years of being put into service.

Air Conditioning inspections can only be produced by Qualified, Accredited Non-Domestic Energy Assessors.
